Stay-Breeze takes care of the operational management and/or the complete management of your short-term rental accommodation: reception, cleaning, linen, technical coordination, quality monitoring and reporting.
Do you offer a "logistics only" package?
Yes. This formula is for owners who want to keep control over the listing (price, calendar, communication) while delegating the on-site aspects: check-in/out, cleaning, linen and maintenance.
Do you offer a 100% turnkey management solution?
Yes. Depending on the chosen package, we can manage the entire process: online deployment, optimization, traveler coordination, logistics, maintenance, monitoring and reporting.
Do you work with apartments, houses, studios?
Yes. We manage properties of varying sizes, depending on their potential and compliance.

How long does it take to put a property up for rent?
It depends on the level of preparation (photos, equipment, linens, access). Generally, the launch can be quick once the accommodation is ready.
Are you taking an inventory of the property?
Yes. An inventory (equipment, condition, sensitive points) helps to secure management and ensure professional monitoring.
Do you offer advice on layout/equipment?
Yes. We can recommend simple improvements (linens, lighting, decor, equipment) to increase satisfaction and revenue.

Passenger reception & logistics
How does check-in/check-out work?
We organize the welcome according to the accommodation (key box, hand delivery, secure access).
The check-out includes a property inspection and cleaning coordination.
Are cleaning and linen services included?
We manage the cleaning and linen rotation according to the chosen package. Details (frequency, options) are specified in the contract.
Who handles minor repairs?
We coordinate minor interventions and technical follow-up. Beyond a defined threshold, the owner's approval is required.

Pricing, revenue & transparency
How are you paid?
Depending on the formula, the remuneration can be:
a percentage of the revenue
a package
or a hybrid formula (depending on the mandate)
When and how am I paid?
A refund is made after collection, with a detailed statement (according to a defined periodicity).
Do you have a reporting system?
Yes. We provide clear tracking (bookings, revenue, periods, interventions) according to the chosen package.
Are you optimizing prices?
Yes, if the formula includes rate management. The goal is to optimize occupancy and revenue, while maintaining a consistent positioning.

Règles, conformité & sécurité
Is short-term rental permitted everywhere?
The rules may vary depending on the municipality, the type of residence, and the condominium regulations. The owner remains responsible for ensuring the property complies with these regulations. We can help you clarify the situation.
How do you handle deposits / security deposits / damages?
Depending on the platform and the subscription plan, we apply monitoring and reporting procedures. In the event of damage, we will inform you promptly and follow the procedure.
Do you select the travelers?
Depending on the formula and platforms used, parameters may apply (rules, conditions, requirements). We prioritize the tranquility of the accommodation.

Propriétaires non-résidents & accès
I don't live in Luxembourg. Is that a problem?
No. We are on-site and organize access, logistics, and monitoring. You receive reports and can track performance remotely.
How do you manage keys/access?
We are implementing a secure solution (key box, digital access, secure storage), depending on the accommodation.

Résiliation & flexibilité
Am I committed for a long period?
The terms (duration, notice period) are defined in the mandate. We offer a clear and professional framework.
Can I block out dates for my personal use?
Yes. You can reserve periods for yourself, according to the defined rules (notice period, calendar).

Do you select the students?

Yes: inventory (if planned), handing over of keys, inventory, rules of accommodation, and monitoring of smooth progress.

Gestion & suivi
How is the monitoring carried out during the rental period?
We provide on-site support (depending on the package): coordination, rule reminders, interventions, and structured communication.
Do you handle minor repairs and maintenance?
Yes. We coordinate the necessary interventions. Beyond a predetermined threshold, the owner's approval is required.

What is the typical duration of a student rental?
Often by semester or academic year, but this depends on the contract and accommodation.
How are payments and transparency managed?
